WHAT IS CONSIDERED AN EMERGENCY REPAIR FOR REAL ESTATE RENT?

In the event of any repair or maintenance issue, we suggest tenants do not try and rectify the issue on their own or engage a tradesman without first consulting their Property Manager. According to the RTA, the Act states emergency repairs are:

  • A burst water service or a serious water service leak
  • A blocked or broken lavatory system or fittings
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm, fire or impact damage
  • A failure or breakdown of the gas, electricity or water supply to the premises
  • A failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating
  • A fault or damage that makes premises unsafe or unsecure
  • A fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of premises; or
  • A serious fault in any staircase, lift or other common area which inhibits or unduly inconveniences residents in gaining access to or using the premises.

Your rental bond will be lodged with the Residential Tenancies Authority (RTA) shortly after we receive your payment. You will receive a bond receipt, confirming lodgement of your bond with the RTA. Your rental bond will be held for the duration of your tenancy and refunded to you once we have completed your final inspection on vacating the property. In order to obtain a speedy refund of your bond, you should ensure that all rent is paid up to date and that all cleaning and repairs are completed prior to handing back your keys. WHEN SHOULD I PAY RENT? – REAL ESTATE RENT

We recommend allowing 2 banking days when transferring payments electronically to ensure sufficient time is allowed for the funds to be received. Tenants not making their rent payments by the due date will be issued with a breach notice. If breach notices are not rectified, possible termination of the agreement may occur. We understand that things happen in life that might make it difficult to pay your rent, however, we ask that you please contact us as soon as possible so we can be aware of your circumstances. Yes, contents insurance is the responsibility of the tenant.
